An addition to the early 20th century home welcomes the residing family and their guests with a new spacious entry that leads to an expanded living room. The design blends with, while not always replicating, the home's existing aesthetic, enabling the homeowners to give their contribution to the property's history as those before them have done in the past.
The complete set of drawings includes: General Notes & Specifications, Code Analysis, Site Plans, Structural Plans & Details, Demolition drawings, Architectural drawings, Interior Design drawings, Electrical drawings, Land Survey (by others), and Existing Site & Architectural Conditions.
Expanded the home's footprint to provide a barrier free great room and bedroom suite.
For a brief feasibility exercise, concept plans were developed to add a first floor primary suite and emergency/ramp access via the garage for single-floor living including full handicap accessibility with increased space for wheelchair maneuverability.
To bring functionality to previously cramped and unusable spaces, we Enlarged the Primary Bath and Walk-in Closet, Reconfigured Family Bath with Added Storage, Enlarged Hall Linen Closet.
Main house and addition intersection to be investigated
The root cause of recurring water damage was investigated for this homeowner, who was left with actionable steps to take to preserve and repair their home. Observations and thermal imaging were utilized to determine the extents of the water intrusion and the associated damage. Findings were discussed on site, along with a report prepared for the homeowner's use when working with contractors to preserve and repair the home.

Consultation was provided on behalf of the Homeowner to guide their contractor in repairing masonry foundation and wall damage while advising measures to prevent future recurring damage.
